HOUSE OF FINN

As owner, we make restorations and repurposing of unique buildings possible.

House of Finn is a real estate development company, founded in 2014 by Finn Dudok, a Dutch entrepreneur from the Netherlands. The company is built on the idea that historic buildings are more than just an aesthetic addition to the landscape. They tell stories, connect generations and offer unique opportunities for repurposing. Repurposing means that a building is given a new function, while retaining its characteristic properties and historical value. This process requires a careful balance between preservation, functional requirements and new usage possibilities. Think of the transformation of an old factory into modern office spaces, a church that is converted into apartments, or barracks that become a cultural meeting place.

HOW WE DO IT

Repurposing is a process we perform with great attention to collaboration, authenticity, sustainability, quality and long term commitment.

Repurposing is a complex process, with challenges such as regulations, financing, construction requirements and cultural values. Therefore, we start the repurposing process with a detailed feasibility study, a thorough analysis of the buildings and the business case. The architectural and cultural-historical values are mapped out, the structural condition of the buildings are being investigated, opportunities for sustainability are explored, and the first financial feasibility is assessed.

The analysis forms the basis for a potential acquisition, a process often supported by banks, institutional investors and governmental institutions. The design and realisation phase is performed with local professionals, like architects, structural engineers and project managers. When the project has been completed, we manage and operate long term, there is no exit-strategy to sell the buildings off.

MEET FINN

You can safely call Finn a creator par excellence. A man of few words and many actions. Brought up on his parents farm in the rural east of the Netherlands, he quickly became an entrepreneur after spending 2,5 years in the army and finishing his university degree afterwards. He accidentally discovered how much fun it can be to develop abandoned buildings, from the first small building to the development of large former industrial sites. Finn has been the driving force for more than a decade behind the repurposing of many unique historic buildings.

A conversation with Finn about his drive:

“Building something, creating something: that's the passion.”

Next to repurposing buildings, he is a member of the Heritage Expert Team (EET), a multidisciplinary team with all the expertise required for the development of heritage in the Netherlands. Finn believes in multiculturalism and the role of historical buildings in promoting cultural diversity. He has given lectures on the reuse of industrial heritage in various countries in the East and West, the last of which was at the Universities of Damascus and Latakia, Syria.

ABOUT US

Smart reuse of historic buildings is central to the development strategy. The components of a project are the creative and adaptive reuse of historic, often-forgotten buildings to newly designed functions that fit their surroundings.
